Understand Your Drafting Service Contract

by Rodney Cook

When you have anyone coming to your home and making changes, you want assurance that the changes will turn out well, so that you will not have wasted your money for nothing. Knowing what to expect and who is responsible for what can help you be prepared for understanding your contract. This article will walk you through the most important parts of the contract.

Scope of the Work

This section of the contract is going to provide an outline of the steps the draftsman will follow to reach a certain end. For example, if you want to build an addition, you do not just need wood. You need someone to make sure that all the correct permits are in place. Details such as the size and what exactly will be accomplished should be in this area. If periodic payments are to be made, that should be specified here. The contractor will also discuss exactly what they need to provide. If you are buying nails or if they are buying nails will be decided in this area.

Time for Completion

This section is pretty self-explanatory. It should specify when the work will begin and when it will end. There should also be a clause that explains that the dates could be extended in case of snow, for example.

Payment

This is one of the most important sections in the contract you will make with any residential drafting services. The price should be stated clearly, and if possible, the price should be broken down to show exactly why you are paying as much money as you are. Then, there may be a small section of the contract that says what could make the price change. If, for example, the roof needed more shingle than first thought, that might change the price a little bit. Also, exactly how much and when you will need to pay should be specified. Make sure you have read through this section carefully so that you know what to be prepared for.

Substantial Completion

Many times the payment section will say something along the lines of 'the final payment is due two weeks after substantial completion'. If you don't know what substantial completion is, then how will you know when to pay? Substantial completion is when the work has reached a point that it is possible to live in the addition. Maybe the drafting services still need to paint, but it has reached a point of livability.
